Before you buy your next investment property, see what the numbers actually leave you. With Dint Plus, adjust the purchase price, rent, expenses, and financing to estimate cash flow and compare returns.

Here’s an example: at four hundred thousand dollars, estimated cash flow is about fifty-four dollars a month. At three hundred seventy-five thousand, it’s about one hundred seventy-two—roughly fourteen hundred dollars more per year. Now lower the rent by ten percent. That scenario turns negative.

Test the opportunity. Understand the downside. Make your decision with clearer numbers. Try the calculator without signing up. Then create your free Dint Plus account to explore properties and use the investor tools.

The comparison uses the assumptions shown in the calculator below. Actual costs and returns will vary.

Illustrative estimates, not guaranteed earnings. The rate is an example. Mortgage insurance, initial renovation, and income tax are excluded from this preview.

See the math & what this example includes

Rent after vacancy − operating costs − fixed-rate mortgage principal and interest − repair reserve = monthly cash flow. Annual cash flow is monthly cash flow × 12. Cap rate is annual net operating income ÷ purchase price, before financing and the repair reserve. Cash-on-cash return is annual cash flow ÷ (down payment + closing costs).

The starting example assumes $3,000 monthly rent, 5% vacancy, $800 monthly operating costs, a $100 monthly repair reserve, 25% down, a 6.5% fixed interest rate over 30 years, and $8,000 closing costs. It compares a hypothetical $400,000 asking price with a $375,000 purchase price. Expenses and financing terms are held constant to isolate the price change.

These are illustrative assumptions, not a live listing, financing offer, or customer earnings. The example excludes appreciation, sale proceeds, income tax, initial renovation, and mortgage insurance. Add actual property costs and any required mortgage insurance in the full tool. Returns are not guaranteed.

Mortgage principal and interest are separate from taxes, insurance, and other ownership costs. Read the CFPB explanation
